2000 Winner: Contract house up to $200,000
Project Overview
Another builder originally started the excavation and plumbing of this project. The client had to terminate their contract due to non-performance and P&N O’Carroll was called in to complete the job. The challenge was that the site had not been surveyed for plumbing or excavation, so it had to be re-levelled and re-plumbed after survey. The site was very narrow (3.66 m or 12 ft) and the building was to be constructed on the boundary, so the set out had to be very accurate.
A special feature of the building is the way the architect designed the residence so that all rooms get natural light from a central courtyard, where the client has created a Japanese garden. The ceiling to the living/kitchen and dining area has a waved effect, helping to make the area feel spacious. The bathroom also has a sunken concrete bath.
Client Testimonial
“I am writing this reference gladly. I was fortunate enough to have Mr O’Carroll complete the construction of my residence. The fact that the property won the MBA Award in its category for the year 2000 is testimony to the quality of work undertaken.
“This was achieved under extremely difficult conditions, namely the size of the site and the fact that the original builder had created difficulties in the site layout. Considering the experience I had with this first builder, I can only say that Mr O’Carroll restored my faith in the process.
“During all stages of the project his advice was professional and considerate. Where costs could be reduced without affecting the quality of the work, they were suggested. Where cost savings would result in an unsatisfactory result, Mr O’Carroll spoke up.
“The peace of mind of trusting and knowing that the builder is on your side is invaluable. I can recommend Peter O’Carroll without any hesitation, as a builder of exceptional talent and integrity.”
